About the project

Mustard Wharf is a residential development to the southern edge of Leeds train station. Just five minutes’ walk from central Leeds, the project is one of the first developments in the ambitious South Bank regeneration plan.

The scheme comprises 249 PRS apartments split over three blocks, ranging from seven to eleven storeys in height. The scheme includes a mixture of A3, B1, and D1 uses at ground floor level centred around a new pedestrian boulevard connecting the scheme with the adjacent Tower Works development. Enjoy Design carefully negotiated the complex planning challenges with Historic England, Canals and Rivers Trust and Leeds City Council’s Conservation Officer to create a truly unique residential offering. The sensitively designed buildings were a response to the site rich historical context whereas the interiors were modern and contemporary to meet the demands of today’s City Centre living aspirations. Following a phased handover the project was completed in Autumn 2021.

The new build apartments were constructed in the Ibstock Otterburn Antique brick, with two of the blocks having rainscreen cladding to the uppermost floors. The brick the choice was made to suit the wider urban context around Holbeck and we felt it was a good bridge between the more modern buildings to the north east of the site and the traditional brick warehousing to the south and wider Holbeck. Given we projected the brick in certain areas and also added honeycomb features, it needed to meet the specific technical considerations which go hand in hand with such detailing – a solid brick was a must.
